Imagine you and your guests arriving through the arch of the old stone coach house, with its elegant clock tower seated majestically above the cobbled courtyard, you turn through the black swans wrought iron gates and out into the enchanting grounds of Busbridge Lakes. You see your wedding marquee or tipi sited on the main lawn of the Canal Lake venue or in the Cedar Tree venue overlooking the Bottom lake, all surrounded by formal lawns and magnificent specimen trees in this fascinating 2A Heritage garden.

As your guests marvel at the views, home to one of the largest collections of water birds in the country, with cranes and peafowl gracing the lawns, wander off and take advantage of some truly unique photo locations including a C18 cave, a Doric Temple and a rustic stone bridge spanning the Canal lake.

Our key details to help you plan your day

Our venues - both venues are located inside our magnificent bird sanctuary. Our primary venue for weddings is the Canal Lake venue, with marquees or tipis of your choice accommodating up to 200 guests - for larger numbers of up to 300 we can offer (on a limited basis each season) an expanded or combined venue option. Our Cedar Tree venue is currently only available as an add on/expansion option to the Canal Lake venue. You can download a map of the grounds to see the venue locations HERE.

Venue Hire £ 2022 - Canal Lake venue - from £3,950 (min) for up to 120 guests | further guests on a per 10 guest basis | £ charge varies on time of year, for later years and/or for over 200 guests. There is currently no VAT to be paid on top and we do not charge corkage. Our charges are just for the venue hire and our logistical planning services - your marquee, catering & other supplier charges are not included (and are booked by you directly).

Accommodation - there are plenty of hotels/B&Bs nearby and upon booking you will have access to our ‘Resources’ web portal, which has the local details. We are unable to offer any on-site accommodation.

Ceremony - each venue has its own separate lakeside ceremony lawn, where you can hold an optional add on blessing, Celebrant, Humanist, other faith or non faith orientated ceremony (please note we are not a license venue for marriage).

Exclusivity - during your hire period you have exclusive access to your venue and we will not hire out other parts of Busbridge Lakes within the bird sanctuary to anyone else.

'Friends of' wedding suppliers - we have carefully selected list of catering and marquee suppliers offering different styles and price ranges we require you to choose from. You can download the list HERE or you can find links at the bottom of this page.

Hire period - typically includes guest access for 8 hours (10 hours with our Ceremony add on option) with your band or DJ music finishing by 11.00pm (followed by quiet ambient background music), carriages departing by 11.10pm and gates closing by 11.30pm.

Location, access & parking - just 40 miles from central London with easy access from the A3. You can download directions HERE. There is plenty of parking for cars near the venues with vehicle access to the marquee for disabled guests and enhanced access disabled portable loos can be hired in.

Planning services - to help ensure your day goes smoothly, our venue hire includes our on-site team logistical planning services and exclusive access to our extensive ‘Resources’ web portal.

Private changing room - for couples opting for the Canal Lake venue, we can offer complimentary use of a private changing room inside the historic coach house for the one of the couple (e.g. bride) to use to get ready.

Photographs - you have complimentary access to many of our truly unique photo locations, including the coach house arch & courtyards, the C18 Hermit’s cave, the Doric Temple and the stone bridge over the Canal lake - Click HERE to see an interactive map. Whilst your photographs are being taken and prior to your wedding breakfast, your guests can also wander around the lake next to your venue.

Prior access to the venue - we understand that the planning of your wedding reception is very important to you and therefore our venue hire includes where possible multiple pre-visits and access to have your engagement photographs taken.

Restrictions - as Busbridge Lakes is a bird sanctuary, we regret that other than guide dogs, hearing dogs and other assistance dogs, no pets or other animals are allowed. Additionally fires (except some specialist raised fire pits), fireworks, Chinese lanterns, glitter or similar items are not allowed. In regard to confetti, fresh or dried petal is fine.
